Intent to Proceed

We proceed with a $2,500 deposit that gets applied towards your build as we finalize the design, scope of work, and final price-locked estimate.

Design: Floor Plan, Interior, & Exterior

We will guide you through all design selections to finalize the plan of what exactly you want built.

Final Price-Locked Estimate

Based on the exact lot, floor plan, & design selections, we will provide you with a final price-locked estimate.

Construction Agreement

Now that you have the exact cost to build on your lot, we can proceed with a final agreement.

Permit & Financing

We will work with the city or county to submit for a building permit while you finalize financing for the build.

Construction

Our team will manage all materials and labor to complete your move-in ready build. The average build time is 4–6 months once construction begins.

Most of our projects are completed in 4–6 months from the time permits are approved. Permitting itself typically takes 4–8 weeks depending on the city. We handle permit submittal on your behalf, so you don't have to deal with city offices.

Costs vary based on size, design, and finishes. We provide a detailed, transparent estimate after a free property analysis — no vague ballparks. Our builds are stick-built to custom home standards. We don't cut corners to offer an artificially low price.

We build custom homes ranging from studio layouts (~300 sq ft) up to 1,200 sq ft two-bedroom designs. Most of our ADUs fall between 400–800 sq ft — large enough to be fully functional, small enough to stay within most local ADU size limits. Every build is custom, so we work with you to design the right footprint for your property and goals.

Yes — we handle everything. We prepare the permit package, submit it to the city, and work through any revisions required. You don't have to make a single call.

Our homes are stick-built on your property — not prefab, not on a trailer — which means they typically satisfy HOA requirements that exclude manufactured homes. We recommend checking with your HOA before starting, and we can help with documentation if needed.

Everything. Design, permitting, foundation, framing, roofing, plumbing, electrical, HVAC, insulation, drywall, flooring, cabinetry, fixtures, and utility connections. When we hand you the keys, it is completely move-in ready. You don't need to coordinate a single additional contractor.
